What Sellers Need To Know About Home Inspections

For many reasons, people sell their homes. It's not an easy task either. It's a lengthy task at that. So, part of the buying process is having a home inspection done by a home inspector. There are certain things as the seller that you need to make sure are taken care of. This can be the make it or break it for those who are considering buying the home. So, if you live in Canada, here are some things they will be looking at. Keep reading to find out what sellers need to know about home inspections.

There are a few things that they will be looking at to ensure all is in order. These are usually major issues and can really cause damage if there are things wrong in these areas. So, let's look at a few of them shall we? You might already know some of them.

One of the first areas is the roof. The inspector will get on a ladder or onto the roof itself to look at that. It doesn't take rocket science to know why this is. If it's in bad shape, it could mean possible water damage inside whether it's an issue now or later. This would be considered a major issue.

Yet another thing that they will inspect is the general foundation. The foundation is a key thing to a building. If this is not intact, then the home has no stability. To be honest, no one wants to buy a home with major foundational issues. Any inspector would not advise it.

You will want to ensure that your electrical units meet the proper approval as well. Here are some of the things that they will be looking for in terms of the electrical wiring. The first thing is the material that the wiring is made of to ensure it is up to date and not of dangerous materials. The next thing they are going to check is that there is a hundred amp panel and that it's marked as such.

Then there is the heating and cooling system. This needs to be up to date as well. One of the things they will be checking is the furnace. It should be only fifteen to twenty five years old at most. If it is older, there might be some concerns such as a cracked heat exchanger or general inefficiency. The insulation is an issue as well so that the home can keep the heat that it generates inside.

One other thing that they will check is the roof. The shingles should show minimal wear and tear. If this isn't true, then there could be some water issues which no one wants to have to deal with. These are things that can really keep you from selling your home.

So, now that you have a better understanding about what the inspector (and therefore buyer) will be looking for, you can make sure these few things are taken care of in advance. Ensure that there are no damp spots in the attic and basement as well. There are other things that may come up, but these are major issues in which you should focus on ensuring are in good repair before putting your home on the market.
